The role of the Technician will be to assist the Building Engineer in overseeing the Engineering operations for the Diamond Inya Palace and to provide general support services to the Building Engineer and senior management on all engineering related issues. This will include ensuring the safety of all persons inside the building and smoothrunning operation of all building equipment. Size of supervisory responsibility List of immediate subordinates: NonePrimary duties and responsibilities Assist the Building Engineer to establish an efficient planned maintenance program for building facilities and utilities.Ensure that all operations and related administration and maintenance activities are properly and effectively carried out.Regularly monitor activities in all aspects of the buildings operation as directed by the Building Engineer.Assist the Building Engineer in maintaining close working relationship with all specialist contractors engaged to maintain items of mechanical and electrical plant and ensure they meet contract requirements.Ensure that the standard of public relations, tenant relations are adhered to in dealing with all interactions with Diamond Inya Palace residents and visitors.Assist and attend to Diamond Inya Palace and residents needs, ascertaining their complaints, problems and difficulties and resolving these promptly. Ensure Contractors logs and records are accurately kept.Ensure all elements of the building security system are functional and effectively maintained. Assist in the preparation of logs and reports as required by the Building Engineer.Carry out and perform other tasks as may be assigned.Assist in inspections by tenant prospects as may be required.

The role of the Senior Technician will be to oversee the Engineering operations for the Diamond Inya Palace and provide general support services to the Property Manager and senior management on all engineering related issues. This will include ensuring the safety of all persons inside the building premises by planning, organizing, scheduling monitoring and evaluating all activities related to engineering of the building, equipment and facilities. Ensure safety and smoothrunning operation of all building equipment. Further to assist Property Manager in handling such administration works. Size of supervisory responsibility List of immediate subordinates: Technicians Primary duties and responsibilities Check the daily attendance of the Engineering manpower deploymentAssist in preparation and formulation of the annual budget.Establish an efficient planned maintenance program for building facilities and utilities.Monitor and analyze all expenses and recommend measures to control them.Conduct regular meetings with direct reporting personnel.Ensure that all operations and related administration and maintenance activities are properly and effectively carried out.Regularly monitor activities in all aspects of the buildings operation.Maintain close working relationship with all specialist contractors engaged to maintain items of mechanical and electrical plant and ensure they meet contract requirements. Liaise with the Building Engineer and outsourced Security and Housekeeping teams on a regular basis to ensure their active support for activities when required.Ensure that the standard of public relations, tenant relations are adhered to in order to achieve a high level of service.Assist and attend to Diamond Inya Palace and their tenants needs, ascertaining their complaints, problems and difficulties and resolving these promptly.Ensure Contractors logs and records as well as own service records are accurately kept.Ensure that incidentaccident reports are maintained.Assist in the preparation of reports.Carry out and perform other tasks as may be assigned.Assist in inspections by tenant prospects as may be required.Provide guidance to direct report personnel on all engineering issues arising and seek to further develop their knowledge of the building and general awareness on related issues.

Maintain and interpret site drawings, topographical drawings, construction drawings, rebar drawing and rebar schedules. Setting out from the contract drawingsinformation, carry out surveys as and when required. Be able to use robotic instruments, GPS instruments, lasers, levels etc. Ensure works are carried out as per the contract drawings and specification. Maintain records, site diary, quality assurance documentation, reports and records. Provide as built information. Ensure gangs are working correctly, implement and maintain permit to dig and other relevant permits if applicable. Assisthave responsibility for the Health and Safety matters on site. Communicate with the site managerrest of the site team and assist with the organising of site, this would include materials, forecasting materials plant required and subcontract management. Be able to attend meetingsdeal with the clientinspectors if the site manager cannot attend. Be a point of contact for the clerk of worksclientgangerssubcontractors to assist with the progression of works and carry out any inspections required with any required party.Assist with inputting informationdurations to programme of works.

Coordinate with construction management team and contractors during the construction stage Project Monitoring Controlling.Monitor and inspect the work of the contactors to ensure compliance with the shop drawings, specification, site instruction and working producer.Monitor and inspect the work procedure to ensure accuracy as required.Issue the instruction of working team or contractors for connection.Monitor the correction or rectification of any defect work.Working in conjunction with construction management team, Site coordinators and all other team members.Assist AE on any issue as requested.

Coordination with all relevant teams during the construction stage in work related issue, especially with the construction management team and contractors.Working in conjunction with relevant partiesi.e designs consultants, specialists and construction management team contractors on behalf of project owner.Assist Assistant Project Engineer on any issue as per requested
